Top Ten Trends in Commercial Real Estate

Increasingly developers are using more sophistication in developing todays commercial real estate. Retail plaza picture in this blog was developed decades ago. Today with new waves of capital entering Canadian soil every day demand is increasing for product like this. Builders and developers can now use personal funds, borrow from family or investment groups. Banks can also be a good source to raise capital to finance a project. In the past developers would borrow and use property as collateral. If they default the lender would foreclose or try to sell. Having a strong financial foundation for builders in today's building environment is vital. Today's commecial real estate trends will increase the need for real estate professionals who can multidisciplinary in a multitude of financial skills. Also have a very good understanding of financial factoring skills, accounting, and economics. Next week I will cover the next trend in real estate "Niche Development". Niche sectors in Apartment portfolios ( CAP ) , retail strip malls ( RIOCAN ), Office Buildings ( CADILLAC OTPP )and Niche markets and communities. Real Estate is global and local.
